Price the field, bill the prep

The open floor is the easy part — quote it per square foot by material. The money is made or lost on tear-out, subfloor prep, transitions, and stairs, so price those as their own lines instead of burying them in the rate. Add a waste factor so you are not eating the offcuts.

Questions

How much does flooring installation cost per square foot?
Installed flooring typically runs $3–$12 per square foot for labor and material combined: laminate and vinyl plank at the low end, engineered wood and tile in the middle, solid hardwood and stone at the top. Add for tear-out, subfloor prep, stairs, and trim.
Should I separate labor and materials?
Many flooring pros quote an all-in installed rate per square foot, but break out tear-out, subfloor leveling, transitions, and stair nosings as their own lines — they are where a "simple" floor job loses money. This calculator prices the installed square footage; add the prep separately.
